Outdoor Improvements Request Form
Want to make some changes to the exterior or landscape of your home? Please use this form to describe the changes you want to make. Submit the completed form with photos and measurements of work to be done to the HOA Office in the Community Clubhouse. Your request will be given to the Mission Bay or the Mission Bay Preserve Design Review Committee who will review the design for community standards. You may be requested to meet with the committee after their review to answer questions. Check with the latest Design Review Manual for specific guidelines. Questions? Ask Nori in the HOA Office.
2022 Complaint Form
If you notice something that is not complying with the CC&Rs of our Homeowner Associations, please complete this form in detail, including address and as much as you can about the infraction, including photos and other documentation you may have. Return the form to the HOA Office in the Community Center or in the mailbox outside the office after hours. Verbal and email complaints are not helpful.
You may not receive follow-up after filing the complaint.
The HOA Manager and/or the appropriate Board will do the work necessary to bring the issue into compliance if necessary.
DO NOT detain, question or stop ANY contractor doing business in common or utility areas within our community. Contracts for those areas are with the Association, not the homeowners. If issues are with vacant lots, a written complaint form must be received for any action to be taken.
Our contractors are valuable to us and to our community.
DO NOT RISK OUR RELATIONSHIP WITH ANY VENDORS!
File a written complaint and it will be handled from the office.
Mission Bay Clubhouse Usage Policies and Fees
The clubhouse is intended to serve as a meeting and social gathering place for all Mission Bay HOA functions. All members are encouraged to use the clubhouse for social gatherings and to spread fellowship among Mission Bay HOA members and their guests.
Mission Bay HOA also publishes a Welcome Book with all current policies and regulations. Please stop in to the HOA office to pick up a copy.

Mission Bay HOA Vacant Lot Owners
IMPORTANT ANNOUNCEMENT
FOR MISSION BAY HOA VACANT LOT OWNERS
The Board recently approved the following rule for all vacant lots within Mission Bay Homeowners Association. This rule is important for safety (especially during fire season) as well as community appearance and keeping noxious weeds at bay. Please let the HOA Administrators’ Office know by April 1st who will be mowing and maintaining your undeveloped lot if you own one. You may call the office at 406-883-5139 or email at admin@missionbayhoa.com
“All vacant lots will be mowed per the following schedule starting May 1, 2022, and each year following, to conclude on August 1, 2022, and will conclude each year the same. Therefore, each vacant lot will be mowed as per the following:
May 1st
May 15th
June 1st
June 15th
July 1st
July 15th
September 15th
Each lot will be completed by the seven-day period following the above date. If an owner wishes to mow their own lot, it must be done within this time frame above with the intentions given to the HOA office of Mission Bay. Any failure to complete mowing as per above will result in that vacant lot being mowed by the Association for the remainder of the year, and the lot owner billed for that service, through the completion of the growing season listed above.
This rule only applies to the mowing of vacant lots.

Mission Bay & Preserve Beach and Trail Etiquette
Rules and Regulations about the Beach areas are to allow all RESIDENTS to enjoy the use of their surroundings. No Beach Area within Mission Bay and the Preserve is for public use. If the public is observed using an area, please call 911 and report unathorized use of the facility.
The Mission Bay Beach area is for the enjoyment of Mission Bay Homeowners only. Vehicles must have an Owner vehicle hang tag visible when using the beach parking. Visitors should wear a bracelet identifying them as a guest of a Mission Bay Homeowner when using the beach or community center amenities. It is best if a Homeowner accompanies all guests to the Beach or Community Center.
All trails and the beach area in the Preserve are for Preserve Homeowners only. No motorized traffic, including golf cart use, is allowed on any trail throughout the Preserve without authorization from the Homeowners Association Office. Preserve owners may use golf carts on beach trails only for the purpose of launching kayaks and canoes at the beach. Boats stored in the boathouse or gazebo area must be identified to the Homeowners Association office and receive a tag to let others know they have been authorized to be stored there. Any boats or watercraft stored in the boathouse or gazebo without appropriate tag may be moved without notice.
All Mission Bay and Preserve streets are open for homeowners to enjoy and take walks. Trails within the Preserve are for the use of Preserve residents only. All dogs/pets must be on a leash. This is a city regulation.
FOR OUR DOG OWNERS
There are Dog-I-Pots installed throughout Mission Bay, and two installed in the Preserve. Mission Bay Pots are located at the beach, Eagle/Hawk intersection, Montana Landing and the Village trailhead. The Pots have been successful in containing refuse throughout the community. Thanks to all pooches and owners using these on a regular basis!
A reminder to keep all dogs leashed, whether on streets, vacant lots or the Golf Course. Mission Bay complies with City of Polson regulations requiring all dogs to be leashed in these areas.
